Park Rules — Extended Stay Guests
1. Site fees and utilities are due monthly per your agreement. $25/day late fee — no partial payments.
2. Returned checks incur a $25 fee. Cash/cashier's check required after returned check.
3. Speed limit is 5 MPH throughout the park.
4. Park in designated areas only. No vehicle repairs on premises.
5. Pets must be on a leash at all times. Clean up after your pet.
6. No cutting of trees or plants.
7. Keep your site litter free — including cigarette butts.
8. No campfires. Grills are permitted.
9. Do not wash campers or vehicles on premises.
10. You are responsible for damage caused by yourself, family, or guests.
11. ACH/ECheck processed free. 2.5% fee for credit/debit card payments.
12. Water conservation required year-round — do not waste water.
13. Quiet hours: 9 PM to 7 AM. One disturbance call = you must leave.
14. No clotheslines or outside appliances (washers/dryers) once laundry is open.
15. A sewer hose donut or L connector is required.
16. Dispose of trash daily. No trash left outside overnight.
17. All visitors must register with the office — no exceptions.
18. Approved fencing, sheds, outdoor furniture, decorations, and plants only outside. No building materials, tools, or indoor furniture stored outside.
19. You may NOT assign or sublet your site. Theft of Service laws apply.
IF YOU FAIL TO COMPLY WITH ANY RULE YOU MUST LEAVE THE PARK.
Septic System Rules — $100 Fine Per Violation
To protect our septic system, do NOT flush or drain any of the following:
❌ Flushable wipes or moist towelettes (they do not degrade)
❌ Toilet paper of any kind down RV septic system
❌ Feminine products, diapers, condoms, cigarette butts, paper towels
❌ Large amounts of disinfectants or bleach
❌ Food scraps, coffee grinds, or food items down drains
❌ Fats, oils, or grease (FOG) — including meat fat, bacon grease, gravy
❌ Large amounts of detergent
❌ Cat litter (hardens and clogs pipes)
❌ Chemical drain cleaners
❌ Medications or pharmaceuticals
✅ Black/Grey water tank treatment required weekly to prevent damage and odor.
Rule of thumb: if you wonder if it's safe to flush, it probably isn't. Only flush urine or feces.
By completing payment you acknowledge that you have read, understand, and agree to all park rules, septic system rules, and the Site Services Agreement. This agreement does not create a landlord/tenant relationship. Criminal trespass and theft of service laws apply per Texas Penal Code §§ 30.05 and 31.04.
